House in Son Fangos in Manacor

This detached house with garage and swimming-pool in rustic land is situated in Manacor. It has a simple volume, with a Mallorca traditional typology and all is developed on the ground floor. It is based on a main part with mono-pitch roof, and two annexes volumes with gable roof. These are situated one next to main part and the other perpendicularly to this, joining to it through a lower part with plane roof.

 

In the main part we find the entry, living room, dining room and kitchen. In the annexes volumes there are rooms and bathrooms on the one hand, and the garage, laundry and pantry, on the other hand.

 

The house is posed with a front part, where is the good orientation and the nice views towards Ermita of Manacor and carob trees field, and with a rear part, where is the worse orientation and views to little interest buildings. Therefore, this part is simply suitable for accessing to interior house and garage. However, the front part is where the house is opened, with the porch, the exterior terrace and the swimming-pool.

 

 

 

BIOCONSTRUCTION RULES

 

1. SUITABLE LOCATION: Firstly, it was opted for putting the building in the lower part of the plot, in the closest point to approach road, where we can enjoy the wanted views and the suitable orientation. Once decided the best location in the plot, a geobiological study was made to locate waterways, Hartmann lines, Curry lines and telluric faults, with the goal of putting the house finally in most suitable place.

 

2. GOOD ORIENTATION: The house is totally south-oriented, taking advantage of the winter sun. In the summer, awnings and shutters, which we have situated outside, are used for sun protection. The right openings position permits cross ventilation in the summer to cool the interior environment.

 

3. ENERGY MANAGEMENT: The building does not require cooling system, because it works passively, only using wall thermal inertia, good insulation and awnings and shutters suitable use. Regarding to heating we must say that is a radiator system fed by biomass boiler, with zone adjustment. The hot water consists of a solar panel system with boiler, with the only biomass boiler support. All lights are energy-saving.

 

4. GOOD MATERIALS USE: The rule that has been followed during the construction execution has been using breathable, natural, recyclable and non-toxic materials. In this way, ceramic bricks, stone and tiles are locally sourced; mortars and paints are lime based; minimum cement has been used and without ash; insulations are from cork, cellulose and wood fibre; the structure is done by wood beams and structural wood boards with formaldehyde low emission; reinforcing bars has been used only in foundations and perimeter edge beams; waterproofing has been done with rubber and breathable polythene; ceramic rests have been used to replenish and recycled materials like eco loose stone have been used. Regarding to electrical installation conduits are made with PE and not with PVC and wiring is halogen free.

 

5. WATER MANAGEMENT: The house has save water mechanisms, bath and shower water taps are thermostatic, and those of washing machine and dishwasher are bi-thermal. Sewage are reused to water, treated previously through natural system, which consists of using plants and loose stone as a cleanser system to preserve optimum conditions water transparency and quality, replacing chemical products. The swimming pool also uses this filtering system. Rainwater is collected in a buried tank for being reused later, both for drinking water as well as housing needs.

 

6. ENERGY RATING: Building’s Energy Rating is A, much higher than normative in the moment of its construction.
